What DMart actually does - and does not do

Before you call a broker, understand this: DMart's default is to buy land outright — not lease it. They avoid leasing because rent eats 4–6% of their revenue. But in cities where they can't find land to buy, they do lease. Both paths exist.

DMart does NOT offer franchises. Anyone asking you for money for a "DMart franchise" is a scammer. All stores are company-owned and company-operated.

The viral story is a land sale - not a lease. The uncle sold 2 acres, got ₹25 Cr, invested in FDs at ~7% per year, and now earns ₹14.5L/month. This is the most common DMart wealth story in India.

Is your land eligible? What DMart is looking for

Your land must check most of these boxes before you even pick up the phone.

1. Size — minimum 2,200 sq. metres

That is roughly 23,000+ sq. ft. for raw land. If you have a built-up commercial space, minimum is 7,000 sq. ft. carpet area. Ideal size for a full DMart store: 25,000–50,000 sq. ft.

2. Location — near where people live

DMart targets middle-class residential catchments. Your land should be in or beside a colony, near a main road. Corner plots are preferred.

3. Commercial zoning — this is non-negotiable

DMart only buys commercially-approved land. If your land is agricultural (shows on 7/12 extract), you must convert it to Non-Agricultural (NA) status first.

4. Parking — big and clear

Space for 100–200 vehicles minimum. No parking space = no DMart interest. Non-negotiable.

5. Cities DMart is active in

Maharashtra, Gujarat, Karnataka, Andhra Pradesh, Telangana, Tamil Nadu, NCR, Punjab, Rajasthan, MP, Chhattisgarh — 75+ cities. Tier-2 and new towns are now their primary expansion zone.

Step-by-step process

How to reach DMart — in the right order

1. Get your documents ready

Without clean documents, DMart will not proceed. Collect everything listed below before making any approach.

2. Submit on DMart's official website

Go to dmartindia.com/partner-with-us — select "Landlord" from the dropdown. Fill in your property details, upload photos, add Google Maps link. This is the only official channel.

Response time: 4–12 weeks

3. List on commercial property portals

In parallel, list on IndustrialPlot.com, 99acres commercial, MagicBricks, and JLL India. DMart's real estate team actively searches these. Title your listing: "Suitable for Retail Hypermarket / Big Box Retail."

4. Hire a RERA-registered commercial broker

The fastest route. A good commercial broker has a direct relationship with DMart's acquisition team and can get you an introduction that the website form cannot. Ask them specifically: "Do you work with Avenue Supermarts?"

Broker fee: 1–2% of deal value, paid only on success

5. DMart site visit — be ready

If they are interested, their team visits to check catchment population, traffic, competition, and parking. Have all originals available. Be available for multiple visits.

6. Negotiate, sign, register

Always hire a property lawyer to review any agreement before signing. For leases: insist on 5% minimum annual escalation and 6-month security deposit. For sales: get registered Sale Agreement with token advance first.

Lease duration is typically 15–30 years with a 5–10% escalation every 3 years. That means your rent of ₹8L today becomes ₹13L+ in 10 years — automatically.
